
Residential Sales in January
The number of homes sold through the MLS® System of the Prince Edward Island Real Estate Association totalled 88 units in January 2026. This was a sharp decrease of 20.7% from January 2025.
That may sound drastic but put in perspective it’s a below average January, but not necessarily an indicator of how 2026 will go!

New Listings
The number of new listings saw a decrease of 12.5% from January 2025. There were 232 new residential listings last month.
New listings were 8.8% above the five-year average and 23.1% above the 10-year average for the month of January. You can see the more varied historical trend in the chart but it seems to average out!

Active Listings
January’s active listings were in line with the last few years so not many surprises there!
Active residential listings numbered 923 units on the market at the end of January, nearly unchanged, down only 0.4% (four listings) from the same time last year.
Active listings were 19.3% above the five-year average and 18.7% above the 10-year average for the month of January.

Finally the average home price in PEI was $417,803. Up 11.2% from 2025 and about $10K from last month. January is traditionally the slowest month for the PEI Real Estate market. Expect things to pick up as we move into the Spring Market!
