
Residential Sales in February
The number of homes sold through the MLS® System totalled 129 units in February 2026. This was a modest gain of 3.2% (four sales) from February 2025.
Home sales were 3.5% above the five-year average and 6.6% above the 10-year average for the month of February.
This number is in line with historic averages the last 10 years.

New Listings in February
The number of new listings saw a decline of 8.7% from February 2025. There were 211 new residential listings in February 2026.
New listings were 2.3% above the five-year average and 13% above the 10-year average for the month of February but still not an outlier in terms of historic trends.

Active Listings
Active residential listings numbered 886 units on the market at the end of February, down by 4.4% from the end of February 2025.
Inventory is also about where it should be historically reflecting the balance in the market on PEI right now.

Finally the average price in PEI hit a new high of $422,667. This is up about $4K from January and +13.3% from Jan 2025. After many years of staying within the high 300K range the average price has started to climb a bit in the last few months. In fact PEI is one of very few markets in Canada where this has happened recently.
